2011 Third Quarter Market Update for Grand County We have had a beautiful fall here. The colors this year were extraordinarily vibrant. Our first snow of the season came October 25th, so we are having a “White” Halloween. This is great for the ski resorts and it is time for us to start putting down those good, solid bases for some great skiing and snowboarding. The Steube Team has been busier this year than the past three years; having said that, we wanted to give you some statistics about the overall market. We have started looking at buyers and their characteristics opposed to our total listings. Here is what we have found year to date: · Over 51% of buyers are purchasing below $200K (which represents 30% of listings) · Over 70% of buyers are purchasing below $300K (which represents 50% of listings) · Over 90% of buyers are purchasing below $500K (which represents 78% of listings) · Less the 10% of buyers purchase over $500K (which represents 22% of active listings) The average time for most listings on the market is up to around the one year mark—some have been on the market for much longer. · The number of residential units sold is up 16% and the total dollar amount sold is up 4%--the average sale price is down 10% from year to date 2010. · The number of condo units sold is up 27%, but total dollar volume is down 15% and the average sale price is down 33%. This 33% is due to all the short sales at the Inn at SilverCreek in Granby; there were 67 sales and almost all of them were under $40,000. · Vacant Land sales were few and the dollar volume is 37% below last year with average sale price down 28%. Overall we are selling more units at lower prices so total sale dollars are down. New construction is going on in Rendezvous and Granby Ranch. There is very little building going on anywhere else in the county. Our new Medical Center is coming along with an estimated finish date around the first of the year.
